Connells Update June 2025
Stephen Gilfoyle, Operations Manager for Connells Group, gives updates this month covering various topics.

You may have heard of the Renters (Reform) Bill (known as the Renters' Rights Bill). It’s progressing through Parliament and expected to become law in late 2025 or early 2026.
It will protect tenants. Some of the key changes include the abolition of Section 21 "no-fault" evictions, making all tenancies periodic, improving property standards and addressing issues like discrimination and rent increases.
Stephen Gilfoyle, Operations Manager for the Connells Group Corporate Residential side of their business, is working with his team on the legislation. He said:
“Once the changes are finalised by government and enshrined into law, we’ll issue clear information about the changes and how they affect Rentplus Homes’ tenants. We’ll particularly focus around tenancy renewals and notice periods and how the changes affect and protect you."

“The great news is that Rentplus properties have one of the highest ratings on the national Energy Performance Certificate (EPC) scales, and so there is no work needed in your homes to bring them up to standard. This will be particularly important and a benefit to you when you come to buy your home as it is something mortgage companies will look for.
“We’ll also be asking Rentplus Homes tenants to take part in a survey over the summer to benchmark our property management performance. These are different to the Tenant Survey Measures that Rentplus Homes ran at the end of last year, and we would like as many people as possible to give us their feedback.”
